10 March 2025 | 7:51Five inland provinces rank among South Africa’s five most-trending, with the Western Cape only coming in sixth.
702 and CapeTalk's Africa Melane speaks to Victor Ngomane, a luxury property expert.

It might come as a surprise to some that five out of the six trending provinces in South Africa are inland and one is coastal.
Ngomane says, "Everyone wants to live on the coast but the economy doesn't allow it, so most people are looking for value."
The five inland provinces buyers are looking at because of the 'immense attraction, value and economic opportunities' are:
- Free State
- Limpopo
- North West
- Mpumalanga
- Gauteng
In these provinces, buyers can purchase an average home for about R1 million.
"If you're looking for value, you want to buy the best square meterage, size and a very comfortable space to work and live in," says Ngomane.
Ngomane shares some tips for people wanting to move inland:
- Do research. Know where you're moving to, and how far it'll be to commute to work, school, etc.
- Partner with a local expert. Look out for who is selling the most properties in that area and get in contact with them to get the best advice.
- Check affordability. Don't maximise your spending. For example, if you're pre-approved for R2 million, spend no more than about R1.2 million on a home so you still have 'bandwidth' for other costs like transfer fees, etc.
Meanwhile, languishing in sixth place is the Western Cape.
"With the Western Cape, it will always be about natural beauty. It's always going to remain a top province because of the infrastructure... and what happens in the Western Cape in the private sector and government sector."
- Victor Ngomane, Luxury property expert
